This is what I heard from a home owner recently!
How does this apply to home repairs, your car repairs, your boat repairs? ... The adage goes, "...an ounce of prevention is worth a pound of cure." Surely, if Benjamin Franklin was still here today, he'd fix it before it breaks..."
So, your father gave you this sage advise before you owned a home or car. Sage, my foot!  Do not extrapolate this into your approach to a life perspective.

Why this has very limited benefit for your life and approach to keeping life and physical assets functioning:

1. It is well documented that PREVENTIVE Maintenance cost less over the product life-cycle than waiting until something breaks down and then fixing it. This involves "lost opportunities."
Case #!:
You are on your way to your wedding and your car breaks down because you ignored the oil leak showing on your driveway. What is the lost opportunity here?  How much did you save by ignoring the warning signs and saving money to fix it?
Case#2:
 You are 20 nautical miles off-shore fishing and your outboard quits. You "saved"money this year by skipping the spring tune-up. How much will the Coast Guard charge for towing you to port?

 Your toilet just overflowed down through the floor into the condo below you and caused massive water damage and mildew in the walls. You ignored the funny squeaking sounds coming out of the toilet lately. Now your neighbors are furious and your insurance rates will likely go up.

2. Preventive maintenance is standard best practice in any commercial property setting or commercial marine setting; however, home owners do not commonly treat their largest lifetime asset (their home) with the same respect that they do their car maintenance or their office building maintenance.

  • The average household’s leaks can account for more than 10,000 gallons of water wasted every year, or the amount of water needed to wash 270 loads of laundry....

Toilets

Toilets account for nearly 30% of a home’s total water consumption, so it’s an important appliance to update. Toilets manufactured before the mid-1990′s generally use about 6 gallons of water for each flush. When the 1992 Energy Policy Act was signed, it mandated that all new toilets switch to a much lower 1.6 gallons per flush. The EPA’s Water Sense program actually recommends a lower 1.28 gallons, which is 20% lower than the government standard. Low-water use toilets are easy to find, all models label the gallons used per flush and there are even models with the WaterSense label.
